House Washing in DFW

A soft wash that lifts the green off the north side without forcing water behind your siding.

The dark streaking on a north-facing wall is not dirt. It is algae and mildew living in the surface, and pressure only knocks the top off it — which is why a pressure-washed house looks clean for a season and then greens up again faster than before.

We wash with a surfactant and a low-pressure rinse, so the growth is killed rather than removed. The house stays clean longer, the paint keeps its film, and nothing is driven behind the cladding to reappear as a stain on an interior wall six months later.

Soffits, fascia, gutters and downpipes are washed as part of the same pass. Windows are rinsed after, so you are not left with the run marks that give away a rushed job.

Questions

House Washing — what people ask

What are the black streaks on the side of my house?
Algae and mildew, not dirt. They take hold on the shaded and north-facing walls that stay damp longest. Because the growth lives in the surface rather than on it, scrubbing or pressure alone takes the top off and it returns within a season.
Will house washing damage my siding or paint?
Not at the pressure we use. The risk with house washing is water forced behind cladding and paint film stripped by a pressure wand. We wash with a surfactant and rinse at low pressure, which is gentler on the paint than a heavy rainstorm.
How long does it stay clean?
Typically one to two years in this climate, depending on shade and how much tree cover sits over the roofline. A soft wash lasts considerably longer than a pressure wash because the growth is killed rather than knocked back.
Will it harm my plants?
No. Landscaping is pre-wet before we start and rinsed afterwards, which dilutes anything that reaches it to well below the point of harm. This is standard practice and the difference between a careful contractor and a cheap one is usually whether they bother.
