Flatwork is the first thing a customer reads about your property and the last thing most maintenance budgets get to. Gum, drink spills, tire marks, leaf tannin and the gray film that settles on any high-traffic walkway all build up gradually enough that staff stop noticing — while visitors notice immediately.

We run surface cleaners rather than a bare wand, which puts even pressure across the slab and avoids the striping and wand marks that make a cleaned sidewalk look worse than a dirty one. Edges and corners are detailed by hand afterwards.

Flatwork Cleaning — what people ask

How often should commercial concrete be cleaned?
Most retail and restaurant flatwork wants quarterly. Entrances, drive lanes and anywhere food is carried across usually need it more often, and a quiet office park can stretch to twice a year. If the concrete has gone evenly gray rather than showing distinct stains, it is already overdue.
Will pressure washing leave stripes on my concrete?
Not if it is done with a surface cleaner. The zebra striping you see on a lot of car parks comes from cleaning with a bare wand, where the operator has to sweep an arc and the overlap never lands evenly. A surface cleaner holds a fixed distance across the whole slab, so the finish is uniform.
Can you remove oil stains from a parking lot?
Usually, but honestly: it depends how long it has been there. Fresh oil lifts with a degreaser and hot water. Oil that has been soaking into porous concrete for years has gone into the slab rather than sitting on it, and the most we can promise is a significant lightening. We will tell you which one you have before we quote.
Do you need to close the parking lot?
Only the section being cleaned, and usually not at all if we work overnight. On a live lot we work in sections with cones and keep traffic moving around us. Most of our flatwork is done outside business hours specifically so this is not a question.
